The DKI labour figures are the Jakartabuilding.id simulation (coefficients of Directorate General of Construction circular 47/SE/Dk/2026 × the wage of Governor Decree DKI 1142/2025; painter Rp241,112 per day), not market prices; the Builder.id blog and the detikProperti interview represent field rates in big cities. Mitra10 paint prices on 23 October 2026: Catylac Interior white 1501 25 kg Rp727,000, 5 kg Rp148,100, primer 49300 21 kg Rp568,600; price per kg and material per m² are homeX calculations. Data gaps: rates outside DKI, scaffolding prices, filler and crack-repair costs, and textured-paint rates are not in our sources; ranges differ between sources because of wall condition, contract and location; there is no official national market-rate data.
Wall painting contracts: labour only vs with materials
Builder.id separates contracts with materials (Rp45,000 Catylac, Rp48,000 Vinilex, Rp70,000 Mowilex, Rp80,000 Jotun, Rp85,000 Dulux per m²) from labour only (Rp22,000-Rp27,000 for a new interior wall). Builder.id recommends labour-only for large renovations because it is more transparent; we note that a contract with materials needs the brand and number of coats written in the contract.
Example repaint calculation for a 3×3 m room
Jakartabuilding.id example (walls 32.67 m² + ceiling 9 m²): wall labour Rp826,453 + ceiling Rp284,643 = Rp1,111,096 (simulation, no overhead). Walls only: Rp826,453 labour + about Rp277,172 material (homeX calculation from the AHSP coefficient and Mitra10 prices) = about Rp1,103,625. Compare with the detikProperti 12 m² simulation total Rp1,430,000 (Rp119,167 per m² including paint and tools, Jabodetabek).
What to agree before the painter starts
Agree how many primer and top coats, who supplies scaffolding, floor covering and rollers, whether scraping old paint and filling cracks is included, and whether the price per m² is for the net surface without doors and windows. Builder.id suggests paying no more than 30% upfront and writing the paint brand and series into the contract.
Buyer tips
- Calculate the paint surface (perimeter × height minus doors and windows), not the floor area.
- Ask for a written quote stating coats, surface preparation, scaffolding and brand.
- Compare quotes against the DKI simulation as a negotiating benchmark, not a fixed price.
- Do not pay more than 30% upfront; check the work before final payment.
