IHPB is a BPS wholesale price index (2023=100), not a retail shelf price or a per-brand price. Data gaps: this summary covers only some of the 65 building commodities; we did not find city-level (Jabodetabek) indices in the release; lead-time and factory stock figures are unavailable. Data as of 23 October 2026.
How to use the IHPB figures in a project budget
homeX analysis, not data: use the annual rise as a rough upper bound when comparing an old BoQ with a new quote, not as a shelf price. Simple example: a structural-concrete BoQ from last year that uses rebar and crushed stone should carry about 10–12% contingency for those two items, not the 9.63% average, because rebar is up 11.99% and crushed stone 11.86% y/y. Ready mix is only up 3.61% and PVC pipe fell 0.85% this month.
Government and contract price adjustment
detikFinance (2 June 2026) reported PU Minister Dody Hanggodo saying the ministry may ask for extra budget if material prices rise, and LKPP is said to issue a circular on contract price adjustment as in 2022; we have not found that circular published. For private contracts, write a price adjustment clause in from the start. Perpres 16/2018 Article 52 lists price adjustment among the contents of a government procurement contract.
Buyer tips
- Compare quotes with the IHPB of the same commodity, not the 9.63% overall average.
- Lock in rebar and crushed stone first: both are up more than 11% y/y.
- Write the quote validity and a price adjustment clause into the contract.
- Watch the BPS release at the start of each month; the next is usually on the first working day of next month.
