Wall Cost per m² 2026: Red Brick vs AAC Block, How to Calculate

Wall cost (RAB) per m² for houses, calculated by homeX as of 23 October 2026 from AHSP/SNI coefficients and prices that can be checked: a half-brick red-brick wall is about Rp178,331 per m² (materials Rp104,846 + labour Rp73,485), a 7.5 cm AAC block wall about Rp143,165 per m² (materials Rp81,922 + labour Rp61,243), a gap of about 19.7%. Plaster and skim coat add about Rp174,054 per side, so Rp348,108 per m² of wall for both sides. Labour uses the DKI Jakarta daily wage, red-brick price comes from one Greater Jakarta supplier and the AAC block and cement prices from Mitra10; other regions and stores will differ. This is an estimate, not a contractor quote.

homeX calculation as of 23 October 2026. Material and labour coefficients use AHSP 2026 (SE Dirjen Bina Konstruksi 47/SE/Dk/2026) as cited by Bangun Jakarta Building; for a half-brick red-brick wall with 1PC:4PP mortar, SNI 6897:2008 item 6.9 gives 70 bricks, 11.5 kg cement and 0.043 m³ sand per m², so cement and sand equal AHSP. Prices: red brick Rp900 from one supplier (minimum one Deo lot of 6,000 pieces, delivery in Greater Jakarta and West Java), cement and adhesive at Mitra10, sand the Bangun Jakarta 2026 survey median (mortar sand). Labour uses DKI Governor Decree 1142/2025 and is only a DKI reference; other regions differ. Cement price: SCG PCC 40 kg at Mitra10 is Rp61,050 (cement category page, 23 October 2026), about Rp1,526 per kg; this matches our 40 kg cement price article. The Bangun Jakarta survey records portland cement at Rp1,500 per kg (n=113, range Rp1,200–Rp1,800, delivery not included), a gap of about 1.7%; our foundation cost article uses that survey figure, so at Rp1,500 per kg the cement cost of the red-brick wall becomes Rp17,250 (down Rp302 per m²). Correction, 23 October 2026: the first edition of this article used Rp51,000 per 40 kg bag, a price misread from a different product page; it is now replaced by Rp61,050 and all figures were recalculated. The MU-380 40 kg AAC mortar at Rp125,608 would make the adhesive cost Rp10,768. The 3.429 kg adhesive coefficient comes from 10 cm AAC block and is also used for 7.5 cm as an approximation; 10 cm AAC block is not calculated because we did not read its price.
How to calculate material needs per m² of wall
Step 1: net area = length x height minus the door and window areas. For a 3 x 10 m wall with one 0.9 x 2.1 m door and one 1.2 x 1.5 m window: 30 m² minus 1.89 m² and 1.80 m² equals 26.31 m². Step 2: multiply the area by the coefficients. Half-brick red-brick wall: 26.31 x 71.91 = about 1892 bricks, cement 26.31 x 11.5 = 302.6 kg (about 7.6 bags of 40 kg) and sand 26.31 x 0.043 = 1.13 m³. AAC block: 26.31 x 8.75 = about 231 pieces and adhesive 26.31 x 3.429 = 90.2 kg (about 2.3 bags of 40 kg). The coefficients already include a wastage allowance (SNI 6897:2008 adds 5% to 20% depending on the material). If your brick size differs from 5 x 11 x 22 cm, recalculate: bricks per m² are roughly 1 / ((length + joint) x (height + joint)). With a 1 cm joint, a 22 x 5 cm brick gives about 72.5 pieces and a 20 x 5 cm jumbo brick about 79.4 pieces, while the supplier states ±70 for the jumbo brick; at 79.4 pieces the brick cost rises to Rp71,433 per m² (up Rp6,714). Confirm size and pieces per m² with the supplier before ordering.
Example wall cost, 3 x 10 m (homeX calculation)
Net area 26.31 m². Half-brick red-brick wall: 26.31 x Rp178,331 = Rp4,691,889. 7.5 cm AAC wall: 26.31 x Rp143,165 = Rp3,766,671. Plaster and skim coat on both sides over 52.62 m²: 52.62 x Rp174,054 = Rp9,158,721. Total ready for paint: red brick Rp13,850,610, AAC Rp12,925,392 (gap Rp925,218). With overhead and profit of 10% to 15% (the range the AHSP format uses according to Bangun Jakarta Building), red brick becomes Rp15,235,671 to Rp15,928,201 and AAC Rp14,217,931 to Rp14,864,201. Note: plaster and skim coat are about 66% of the red-brick total because labour dominates; we used the same plaster for both wall types although an AAC surface is flatter and its plaster can be thinner (Kapten Kontruksi), so the real gap may be larger. For comparison, Kapten Kontruksi (June 2026) cites installed red brick at Rp150,000 to Rp230,000 per m² and plaster plus skim coat at Rp85,000 to Rp125,000 per m² per side; our plaster and skim coat per side (Rp174,054) is higher than that range because it uses AHSP-DKI wages, so ask for local quotes.
What is not counted in this estimate
The calculation above does not include practical columns and beams (Kapten Kontruksi advises framing every wall panel of at most 9 to 12 m² with practical columns and beams), scaffolding, offcuts beyond the coefficient allowance, anchors or reinforcement bars, installation openings, delivery and unloading, or tax. Red bricks should be wetted before laying and AAC blocks must use special thin-bed adhesive, not ordinary cement-sand mortar (Kapten Kontruksi). Labour per m² varies with region, project size and the skill of the worker; the official DKI wage table is only a reference. Buyer tips
- Calculate the net wall area first, subtract doors and windows, then multiply by the coefficients.
- Ask the supplier to confirm the brick size and pieces per m², because different sizes change the quantity.
- Compare "labour only" and "labour plus materials" quotes clearly; they can differ widely.
- Set aside 10% to 15% for overhead and profit and a separate budget for practical columns and scaffolding.
