The Jabodetabek warehouse rent market keeps tightening. CBRE Indonesia data quoted by Investortrust on 28 October 2026 show modern logistics warehouse occupancy reached 97% in Q3 2026, with average rent of Rp81,800 per m² a month. Building-material distributors that need extra space should plan early and be ready to compare locations outside the main corridors.

Key Facts

Why Jabodetabek warehouse rent keeps rising

According to Anton Sitorus of CBRE Indonesia, demand comes from third-party logistics firms, e-commerce, retail and manufacturing companies that want stock closer to consumers in the metropolitan area. With only about 91,000 m² vacant, large tenants struggle to find a building with the right specification at short notice. Landlords therefore have more bargaining power, even though annual rent growth has been moderate at just over 2%.

CBRE also notes that new supply this quarter was concentrated in Karawang, at about 45,000 m². Roughly 1 million m² of modern warehouse space is expected to be added by 2029, which may ease the pressure over the next few years. Until those projects are completed, however, ready-to-use space remains scarce.

The East Corridor and alternative locations

Colliers research published by Bisnis.com on 8 October 2026 places the East Corridor—Bekasi, Cikarang and Karawang—as the main logistics hub. Its share of warehouse supply is projected to grow from 74% to 83% by 2029. Ferry Salanto of Colliers said tenants compare truck access, distance to toll gates, building specifications and service charges before choosing a site. CBRE adds that some companies are looking at Subang in West Java and at Semarang, Kendal and Batang in Central Java as alternatives.

What it means for the building-materials supply chain

Materials such as cement, tiles, pipes and light-steel framing need large warehouses with strong floors and access for heavy trucks. When modern warehouses are nearly full, storage costs and the risk of delivery delays rise as well. Project buyers should therefore check that suppliers hold stock near the job site and offer a clear delivery schedule. homeX, an Indonesian one-stop building materials and furniture service platform, runs a showroom, warehousing and delivery so project orders can be consolidated and shipped on schedule.

For business owners planning to lease space, the practical step is to compare total cost—rent, service charge and transport to customers—rather than only the price per square metre. A cheaper warehouse further away can add many truck kilometres every day.
