2026 年毛石基础每立方米造价:计算方法与住宅示例

Stone foundation cost (RAB) per m³ calculated by homeX as of 23 October 2026 using SNI 2836:2008 coefficients (rubble-stone foundation) and prices that can be checked. For 1 m³ of 1PC:4PP foundation, SNI gives 1.2 m³ of split stone, 163 kg of cement, 0.520 m³ of mortar sand, 1.5 labourer-days, 0.75 mason-days, 0.075 head-mason-days and 0.075 foreman-days. With cement at Rp1,500/kg and mortar sand at Rp525,000/m³ (Bangun Jakarta 2026 survey median), DKI daily wages (Rp229,195 labourer to Rp277,239 foreman) and two stone price scenarios (Rp278,689 and Rp423,077 per m³ delivered), the cost is about Rp1,416,999 to Rp1,590,264 per m³. This is an estimate, not a contractor quote; stone prices, wages and delivery distance in your city will differ.

Material and labour indices from SNI 2836:2008 items 6.1-6.5 (split stone 1.2 m³, labourer 1.5, mason 0.75, head mason 0.075, foreman 0.075 labour-days for every mix). Prices: cement Rp1,500/kg and mortar sand Rp525.000/m³ (Bangun Jakarta 2026 survey median, n=113 and n=52, delivery not included; for comparison, SCG PCC 40 kg at Mitra10 is Rp61,050 or Rp1,526/kg as of 23 October 2026, the figure used by our wall (207) and fence (219) cost articles, about 1.7% higher and adding about Rp4,279 per m³ to 1PC:4PP foundation by homeX calculation: 163 kg x Rp26.25); DKI daily wages from the Bangun Jakarta catalogue checked 19 October 2026 (labourer Rp229.195, mason Rp241.112, head mason Rp262.029, foreman Rp277.239). Rubble stone: cheap scenario Rp278.689/m³ (Dunia Pasir, Colt Diesel 6.1 m³ Rp1,700,000 to Jakarta, delivery and unloading included) and dear scenario Rp423.077/m³ (detikProperti, e-commerce monitoring on 23 Feb 2026, 6.5 m³ truck Rp2,750,000 Jakarta); the supplier Solusipasir lists a 6.1 m³ Colt Diesel at Rp2,300,000 (Rp377.049/m³). All figures are homeX calculations from the sources named, rounded to the rupiah, and exclude excavation, bedding sand, sloof formwork, scaffolding, overhead and contractor profit.

Example: a 6 x 9 m house with 36 m of continuous foundation (homeX assumption)

homeX assumption (not working drawings): a trapezoid section 25 cm top width, 60 cm bottom width, 80 cm height, area 0.34 m² per metre, total length 36 m (30 m perimeter + one 6 m inner wall). Volume = 0.34 × 36 = 12.24 m³. For the 1PC:4PP mix: split stone 14.69 m³, cement 1995 kg (about 49.9 sacks of 40 kg), mortar sand 6.36 m³, plus labourer 18.4 days, mason 9.2 days and head mason 0.92 days. Cost: about Rp17,344,068 (cheap stone) to Rp19,464,831 (dear stone), or Rp481,780-Rp540,690 per metre of foundation. Excavation, bedding sand, sloof and scaffolding are not included.

What drives the cost most?

For 1PC:4PP, labour is about 39.9% of the total in the cheap-stone scenario, split stone 23.6% (31.9% in the dear-stone scenario), sand 19.3% and cement 17.3%. The gap between mixes is small: 1PC:3PP Rp1,457,124 vs 1PC:8PP Rp1,342,599 per m³ in the cheap-stone scenario (8.5%), because extra cement is offset by less sand. The stone price gap between the two scenarios (Rp144,388 per m³) matters more for the total (Rp173,265 per m³, 12.2%). Outside Greater Jakarta, detikProperti recorded river stone at about Rp800,000-1,000,000 per engkel truck (about 3.5 m³), i.e. Rp228,571-Rp285,714 per m³; this is a homeX calculation and not necessarily delivered to site.

Limits of this calculation

SNI 2836:2008 uses old indices (research from 1988-1991 per the standard's preface) and already includes a 5-20% material waste allowance; the newer Ministry of Public Works AHSP guidance may use different indices, as in our wall cost article. Wages use DKI Jakarta figures; other regions differ, and the SNI effective working time is 5 hours per day. We copied the indices from a copy of the SNI on pdfcoffee.com, not from BSN. Stone prices come from suppliers and e-commerce monitoring, not an official survey, and we found no rubble stone price in the Mitra10 or Depo catalogues in our searches. Always ask the designer for working drawings and structural calculations; foundation depth and width depend on soil and load. Buyer tips

  • Confirm the stone type (river or mountain stone) and 15/20 cm size match the drawings, not just the price per m³.
  • Ask the supplier for the truck volume and whether the price includes delivery and unloading before comparing quotes.
  • Check the mortar mix in the drawings (for example 1PC:4PP) before calculating cement and sand.
  • Add excavation, bedding sand, sloof, scaffolding and contractor profit; this calculation covers only masonry materials and labour.
